Every real-estate decision — a mortgage, an insurance policy, an offer, a portfolio mark — rests on two questions: what is this property, and what is it worth? AI has transformed both. Automated valuation models use machine learning over tens of millions of transactions to estimate value continuously, and newer models adjust for a home's actual condition rather than treating all houses alike. Computer vision reads listing photos and aerial imagery to extract condition, features, roof state, and risk. And a wave of property-data platforms is making itself AI-native — exposing hundreds of attributes across the entire housing stock so AI agents can query property data directly. This is the infrastructure layer: the valuations and property intelligence that nearly every other proptech tool consumes.

The core AI here is the automated valuation model (AVM) — machine learning that estimates a property's value from large transaction datasets — increasingly paired with computer vision that scores condition from photos and aerial imagery. Around it sit geospatial AI (roof, vegetation, and peril analysis from imagery) and property-data platforms repackaging their datasets for direct consumption by AI agents.

AI valuation and property intelligence make markets faster and more transparent — lenders, insurers, and investors get instant, continuously updated estimates instead of waiting weeks. But an automated valuation model is a statistical estimate, not a licensed appraisal, and many lending and legal decisions still require a human appraiser. Computer-vision attributes are probabilistic and vary with image quality, and remote imagery complements rather than replaces on-site inspection. The value is in speed and scale; accountability for the final number stays human.
